Booking Terms

Check-in/out

We are not a hotel (rather we are a residential property). While tenants have 24hr access to the property, we do not have a 24hr reception.

  • Check-in times: Monday to Friday 1:00 pm – 6:00 pm, Saturday 1:00 pm to 4:00 pm; and Sunday 1:00 pm to 2:00 pm. Guests arriving after hours will need to follow our self check-in procedure, please contact us prior to arrival if this will be the case.
  • Check-out time: By 10:00 am. Overstay charges apply. Late check-outs may be allowed only if an apartment is not booked for an incoming tenant. Please do not be disappointed if the property agent cannot allow it.
Check-in requirements

A photocopy of a valid credit card and corresponding personal identification is required upon check-in. You will also need to read and sign a rental agreement form containing our property rules. We have a strict policy on littering, noisy behaviour, property damage and in-room smoking. Smoking is only allowed in a designated smokers point and alcohol cannot be consumed outside the apartments.

Cancellations and refunds

Bookings can be cancelled or shortened up to 48 hours prior to arrival, or 48 hours prior to departure once in-house. A full refund is given less any credit card fee (if applicable). If already in-house, the rate will adjust to reflect your actual stay length, which may be higher. For longer bookings of larger apartments, a 7 days notice period applies for cancellations or shortened stays. Notice of cancellations can be given through the online booking page (for Studios), by phone or email. If you cancel by email, please ensure your cancellation is acknowledged by return email.

Allocation of apartments

All apartments are of the same quality and contain identical furnishings. They all receive generous natural light and air. No apartment position or outlook is better than another. Allocations are made by our booking system and special requests are not always possible.

Payment or deposit required for booking

Full payment is required at the time of booking for stays of up to 1 week (i.e. 7 days). Otherwise, we require a 50% deposit for bookings of more than 1 week, with full payment on arrival. Different arrangement apply for leases of several months. Tentative bookings or quotes are only valid for 7 days and are not confirmed until payment or a deposit is provided.

Payment methods

We accept payment by credit card (Visa & Master only), debit card and direct deposit only. No cash is accepted. Payments by card incur a 1.8% card processing fee. All charges are in Australian Dollars and appear in the name of Trans Dominion Holdings Pty Ltd.

Online best rate guarantee & no booking fee terms

No booking (or credit card processing) fee is payable when you book for up to 1 week through our online booking page. Other bookings or payments are subject to a card processing fee. We guarantee that our online booking page has the lowest rates available anywhere. In the highly unlikely event that a lower rate exists (excluding booking fee rebates), we will refund you the difference between any lower rate and the rate paid.

How many occupants can stay in an apartment?

How do I make a booking?

The best way to book is to use the online booking page, where you can check rates, availability and make bookings for stays of up to 1 week in our studio apartments. We guarantee that you will receive our best rates and most up-to-date availability. Also, we will not charge any booking or credit card fees when booking with us directly through our booking page. You can also make bookings over the phone or via email, credit card fees may apply. To book our 2 and 3 Bedroom apartments, please call or email us.

Where are your rates?

You can check rates and availability for stays of up to 1 week in our Studio Apartments on the online bookings page. Our rates vary according to length of stay and time of year. We often have last minute discounts available. For stays of more than 1 week, or for rates on our larger apartments, please visit the long stay rates page.

Do I have to pay upfront? Is my booking confirmed?

For all short term stays of a week or less, full payment is required on booking. For most longer stays, we require a 50% deposit upon booking, and the balance to be paid upon arrival. For long term rentals of several months, different arrangement apply. All bookings are confirmed at the time of deposit payment

What payment methods are accepted?

We accept payment by direct deposit, or by credit card (MasterCard and Visa). We also accept a debit card if you are paying in person. No cash is accepted. Credit card payments will incur a bank processing fee of 1.8%, unless waived for stays of up to 1 week when the booking is made through our online booking page.

Do you accept foreign currencies?

No, we only accept payment is Australian Dollars (not in cash).

How do I cancel and is there a refund?

Refunds of booking deposits or payments for Studio apartments are only available if you provide at least 7 days’ notice. You will be refunded the full amount of your payment, less any credit card processing fee. If you do not cancel within 7 days of your check-in date, or you provide no notice at all, then a strict no refund condition applies. Cancellations can be made at any time via our booking engine, email or phone. If you cancel by email, please make sure your cancellation is acknowledged by return email. For longer bookings of 2 and 3 Bedroom apartments, a 28 day cancellation notice period applies.

Is there a refund if I shorten my stay length?

Bookings can shortened up to one week (i.e. 7 days) prior to arrival, or 1 week prior to departure once in-house. A full refund is given, less any credit card fee. If already in-house, the rate will adjust to reflect your actual stay length, which may attract a higher rate category .

Are your rates flexible/do you offer discounts?

Our rates vary according to stay length and season, with longer stay lengths attracting lower rates. We do not offer other kinds of rate flexibility, such as for multiple bookings. We often provide discounted rates when we have lower occupancy, and these are typically only offered on a last minute (i.e. just before check in day) basis.

Can you guarantee that if I book multiple rooms, they will be next to each other?

We cannot guarantee that each room in a multiple room booking will be next to each other, although we can try to accommodate requests. All the apartments are relatively close to each other as the property is not a multistorey apartment block.

Do you accommodate groups?

General social group bookings for weddings etc. are most welcome, however we do not take sporting group bookings.

FAQs on Our Accommodation

Are the apartments suitable for children?

We are happy to have children of all ages stay at Ultimate Apartments Bondi Beach. Portable cots are available to be booked with your apartment.

Can I smoke in the apartment?

No, smoking is strictly prohibited in all apartments.

Can I smoke anywhere outside the apartment?

Smoking is only permitted at a designated Smokers Point at the front of the property, and is strictly prohibited elsewhere outside.

Are some rooms better than others?

All Studio apartments are fitted out and furnished to the identical standard. They all receive generous natural light and air. There are two levels to our property and no apartment position or outlook is better than another.

Can I choose which apartment I get?

Apartments are allocated on the day of check-in by our booking system. It is not possible to allocate in advance, or reserve a particular apartment.

How often will the apartment be cleaned?

The cleaning and linen change service occurs weekly, on the anniversary of your check-in.

Do you have beach views?

No, we do not offer views of Bondi Beach.

How many stars does your property have?

Ultimate Apartments Bondi Beach is not star rated. We self-rate at between 3.5 to 4 stars.

FAQs about Checking In and Out

Do you have a 24 hour reception? What time are you open?

Ultimate Apartments Bondi Beach does not have a 24 hour reception. We have a property agent’s desk which is open for contact from approximately 8:30 am to 6:00pm Monday to Friday; 8:30 am to 4:00 pm on Saturday; and 9:00 am to 2:00 pm on Sundays.

What time can I check-in from?

Check-in is available from 1:00 pm daily.

What happens if I need to check in after you are closed?

We have an afterhours self check-in procedure to cater for those who are arriving in Sydney late, or cannot make it to the property before we close. Please contact us prior to arrival if this will be the case.

What do I need to do in order to check-in and receive the apartment keys?

When you arrive at Ultimate Apartments Bondi Beach, you need to check-in at the property agent’s desk at the font of the property. You will need to read and sign a rental agreement form, provide a valid credit card and matching personal identification in order to receive the apartment keys. A copy of a valid credit card and identification is required regardless of whether the apartment has been paid for.

What time is check-out?

Check-out is strictly by 10:00 am. An extra night’s charge may be applicable for late check-outs.

Can I request a late checkout?

Generally late check outs are not available. However, we may be able to offer a later checkout if the apartment has not been booked for the day of checkout. This will only be clear at the time of your scheduled check-out. Please do not be disappointed if the property agent cannot allow it.

What happens if I need to check-out early in the morning?

If you check-out before the property agent’s desk is open, you must leave the apartment locked and deposit the keys in the black drop box on the wall outside the property agent’s desk.

Do you have an airport transfer service?

We do not offer our own airport pick-up or drop-off transfer service. However, there is a shuttle bus service which will pick up from outside our property and take you to the airport. Bookings can be made once you arrive.

FAQs about our Location

How far away is Sydney CBD, and the airport from Bondi Beach?

Sydney CBD (the City) is approximately 20 minutes away by car, but may take longer depending on traffic conditions. Sydney Kingsford Smith Airport is approximately 35 minutes away by car, again depending on traffic conditions. Click here to view a location map.

How do I get to you via public transport?

The 389 bus stops right outside our door step. If you are coming from the City, you can get on the 389 at Circular Quay, Elizabeth Street, Bondi Junction train station or outside Kings Cross train station. Please see our links page for a link to Sydney bus and train timetables. Trains from Sydney Airport arrive at Central Station. Change trains to Bondi Junction station (Eastern Suburbs line), then take the 389 bus to us. It is also possible to take the 400 bus from Sydney Airport to Bondi Junction bus interchange.

What facilities are nearby?

Within a few minutes walk there is the beach, cafes, restaurants, liquor store, wine bars, pubs, ice cream and desert shops, internet cafes, a supermarket, a gymnasium, a solarium, pharmacies, travel agents, 4 major banks branches, a post office, a golf course, parks, clothing boutiques, a news agency, hairdressers and more! In addition, Bondi Junction (the next suburb) is a major shopping and business district.

Property Facilities

Is there a restaurant or shop onsite?

No, there is no restaurant or café on the property. However many restaurants, cafés, bars and other shops are situated within minutes of Ultimate Apartments Bondi Beach. There is a vending machine onsite for snacks, and a convenience store located across the road.

How many car spaces do I get?

We guarantee 1 car parking space per apartment.

Can I store my luggage before check-in time, or after check out time?

Yes, we have a luggage store room at the property agent’s desk for complementary use.

Is there internet access?

Yes, wireless internet is available for a fee through an external provider, Global Gossip. Payment for the internet must me made using a credit card, direct to Global Gossip.

Is there a laundry on site?

Yes, we have a coin operated laundry with washing machines and drying machines.

Where can I air dry my clothes?

We have a roof terrace with clothes lines available to hang up clothes or towels.

Is there a pool?

Yes, we have swimming pool and sun deck available for use during day light hours.
